Fremont Mews

The development is located on CADA Site 13, the four fifths of the block between 14th and 15th, P and Q Streets. The Fremont Mews includes a total of 119 residential units and 19,200 S.F. of community garden space.

A Vital Addition to Downtown Sacramento

A rising need for central city housing, a strong real estate market and growing concerns over traffic congestion, air quality and urban sprawl have created the demand in Sacramento for residential infill (the development of vacant or underutilized sites surrounded by older urban growth). Effective residential infill developments curb deterioration and increase the life cycle of such older neighborhoods.

CADA has responded to Sacramento's demand for residential infill with the development of the Fremont Mews, a 119-unit mixed-income apartment complex. In support of CADA's goal to sustain diverse housing opportunities, 20% of Fremont Mews are affordable to very low-income households (i.e. a two-person household making up to 50% of area median income or less than $26,150 a year). An additional 20% of the apartments are affordable to low income households (i.e. a two-person household making up to 60% of area median income or less than $31, 380 a year).

The site for the Fremont Mews project is appropriate for such development because of its size, visual predominance on Fremont Park, two major cross-city thoroughfares, and close proximity to Light Rail Stations and the State's recently completed East End Office complex. Fremont Mews will aptly contribute to the revitalization of the Capitol Park Neighborhood and the creation of a vibrant urban residential experience that offers a wide variety of amenities and the opportunity for Sacramentans to live close to work.

In addition to providing much needed housing, the Fremont Mews project retains 19,200 square feet of the land that had formerly been used for gardening. This land will be maintained as a garden and guaranteed to be used as open space in perpetuity.

A Garden Preservation and Replacement Plan has been incorporated into the development of the Fremont Mews because of the importance of community gardening for many central city residents. CADA has also donated a 32,424 square foot site to the City Parks Department at 5th and W Streets to be permanently preserved for gardening in the adjacent Southside Park Neighborhood. This replacement garden is assisting in the further revitalization of the Southside Park Neighborhood, as it has eradicated a blighted vacant lot from the visible southern entrance to this community.

CADA is optimistic for the future of Sacramento's central city and will continue to direct its efforts to increasing the vibrancy and diversity of the downtown area through creative solutions that balance competing desires for limited land resources.
